The Silver Shekel subdivision is located three miles north of Breckenridge, Colorado, just east of Colorado Highway 9 at the Fairview traffic circle. We are in unincorporated Summit County.
Silver Shekel was developed starting in the late 1960s and early 1970s. There are three roads in the subdivsion: Fairview Blvd. (CR400), Shekel Lane (CR403) and Silver Circle (CR402), that correspond to the three development phases.
Today, the subdivision contains approximately 195 single family home sites, most of which are about one-half acre in size. Located on the eastern slope of the Blue River Valley, nearly all the home sites have stunning views of the Tenmile Range and the Breckenridge Ski Resort. We have easy access to the ski area, the Breckenridge trail system and the Breckenridge Golf Course.
All property owners are members of the Silver Shekel Owners Association.

The Silver Shekel Board of Directors conducted an opinion survey of our property owners in January, 2025, primarily to gauge opinions about Clean-up Day options. The response was very good with 109 participants out of 195 properties. Click here to see the results.

The Town of Breckenridge is considering moving the free skier parking/overflow parking area from Airport Road to the McCain property. The initial idea was for a 500-vehicle lot between Hwy 9 and the new McCain Drive, just across the highway from Fairview Blvd.
A revised proposal is being considered, that would reduce the size to 350 vehicles and be located further north on the property, but still across from Fairview Blvd. Click here to see the revised proposal.

At the August 21, 2024, Board Meeting, the Directors appointed Marty Ferris to be our new vice president, replacing Craig Lukos who moved from the neighborhood.
Craig was the person responsible for arranging our Annual Meeting and Barbecue the past several years, and the Clean-up Day. We thank him for contributing his talents and time to the neighborhood and wish him and Dawn all the best in the future.
The other current officers, Tom Lebsack, Nick Teverbaugh and Ken Mace were re-appointed to their respective positions of president, treasurer and secretary.

At the SSOA Board of Directors Meeting on January 27, 2023, the Board voted to adopt a Mailbox Policy that formalizes the responsibilities of the Association and Property Owners that utilize the cluster mailboxes on Fairview Blvd. Click here to see the policy.

At the SSOA Board of Directors Meeting on September 13, 2022, the Board voted to adopt a Fence Policy that recognizes (a) our covenant language, (b) the need for small fenced areas for pets and other purposes, and (c) the desire to maintain the openness Silver Shekel for unimpeded wildlife movement. In June, Colorado HOA law was changed resulting in the need to change our Responsible Governance Policies. The main changes affecting us have to do with past due accounts, the most significant being a reduction in the maximum interest that could be charged. The new maximum is 8% rather than 21%. You can see the complete document here.

Meetings of the SSOA Board are held as needed, usually 3-4 times per year. All owners are invited to attend and are given prior notice of the meetings and the agenda topics via email. Meetings are held in person or via ZOOM if necessary.

The Summer Road is located at the south end of Fairview and is an emergency egress for the subdivision in case of wildfire. There is no Summit County maintenance. The Association has paid for minimal maintenance in the summer, but the road is not plowed in the winter and it is usually not passable except by serious 4x4 vehicles. The road is steep with a sharp switchback and should not be used except for emergencies. In the winter it should not be used at all.
It is unsafe for trucks or trailers to use the road because of the steep grade and short hairpin curve.
SSOA applied for and received grants from Summity County’s Community Wildfire Prevention Program to conduct an engineering study, prepare a design to improve the road, and to make the recommended improvements. These improvements included repairing and improving the drainage system and adding road base and signage. These were finished in August, 2023.
It is still a gravel road and as such will require annual maintenance.
To send an urgent message to other residents, such as lost/found pets, please use Nextdoor or send an email to the website administrator with all of the details for an email blast to all registered residents.
We’re fortunate in Silver Shekel to have an abundance of wildlife, including black bear, deer, moose, raccoons, fox, porcupines and others. As tempting as it may be, you should never feed or approach any wildlife. Do not put trash bins out overnight unless they are of the “bear-proof” style.

Dues paid by our members fund the activities of the Association, which include the annual Clean-up Day, Summer Road maintenance, legal fees, insurance, the Annual Meeting and BBQ, etc.

Per the Silver Shekel Responsible Governance Policies, there is a five dollar ($5.00) late fee and interest will accrue at the rate of eight percent (8%) per year from January 1 if the annual dues assessment is not paid in full by March 31. Also, interest will be added quarterly on April 1, July 1, October 1, and January 1 on all unpaid balances.
There are many plants that are considered invasive and/or noxious weeds by the state and Summit County authorities and we have a number of them right here in Silver Shekel.

The Association uses email as its primary communication means. Please add your email address to our database so that you can receive the important neighborhood-related messages that the Board sends from time to time.
Silver Shekel Protective Covenants require SSOA approval of construction plans. We rely on Summit County for structural review and compliance with all the building codes. Association review is primarily for compatibility with the neighborhood (color, exterior materials, etc.) and the effect of the improvements on neighboring lots. The Association owns a bank of mailboxes near the entrance on Fairview Blvd. Mailboxes are provided to members only, on a space available basis and per US Postal Service policies. We require a one-time usage fee of $150 via a check or Zelle payable to Silver Shekel Owners Association. Click here to see the Mailbox Policy. To request a mailbox please send an email to Ken Mace.
Summit County does not allow parking on county roads, which include the roads in Silver Shekel. Please observe this regulation. Parked vehicles hinder traffic and make it difficult for snow plows to keep our streets clean.
Short-term renters are often unaware of the ordinance and their vehicles could be ticketed, damaged or towed.
If you are renting your home, please remind your renters, too!
We love our pets in Silver Shekel, and we love our mountain environment, too. Please keep it clean and always pick up after your dogs.
Most of our residents are very good about doing this anyway, but there are a few that never pick up after their dogs. Also, please don’t leave your poop bag on the side of the road. Dispose of it properly.
If you are renting your home, please remind your renters, too!
Do not let your pets run off leash to poop on your neighbor’s property. Not only is that being an inconsiderate pet owner, but it may be a violation of Summit County’s leash laws. The County requires all off-leash pets to be under control and within 10 feet of a person competent to control and restrain the pet. Click here for more information.

Permits from Red, White and Blue Fire Department are required for fires in residential fire pits and wood burning cooking devices.
Click on this link to apply for a permit. This is the platform to create your individual profile and then apply for a permit. Once you have applied RWB Fire will perform an inspection prior to approval. The process usually takes several days and will occur Mondays thru Fridays. Once approved, the permit is valid for two years. Currently, there is no cost associated with these permits.

Like much of Summit County, there are a large number of homes in Silver Shekel that are rented on a short term basis. If you are renting your home, click here for information from the county about their very specific regulations that are to be followed.
For neighbors that may be impacted by situations at an STR property, the County has established a hotline at 970-486-1444. Call them if you need help resolving a problem. You can also submit this form online. There is more information at the County website.
